What is a Buyer's Agent?
A real estate Buyer's Agent
represents and works for the buyer client and is obligated to keep
the client's best interests in mind throughout the entire real
estate transaction process. A Buyer's Agent owes full fiduciary
responsibilities, duties, and loyalty to the buyer. In Utah, the
person selling the home pays the buyer's agent's commission which
is usually 3% of the total purchase price.
Why should I use a Real Estate
Buyer's Agent to represent me as a buyer?
Hiring a Buyer's Agent offers you
many benefits. A Buyer's Agent will:
- Evaluate your specific needs
and wants and locate properties that fit those
specifications.
- Assist you in determining the
amount you can afford (pre-qualify) and show properties in
the price range and locale you have determined.
- Assist in viewing properties
and either accompany you on the showings or preview the
properties on your behalf to ensure that the identified
specifications are met.
- Research the selected
properties to identify any problems or issues to help you
make an informed decision prior to making an appropriate
offer on the property.
- Advise you on structuring an
appropriate offer to purchase the selected property.
- Present the offer to the
sellers agent and seller on your behalf.
- Negotiate on your behalf to
obtain the identified property. Keep in mind that the buyer
agent will be doing so with your best interests in mind.
- Review and explain all legal
documents to you.
- Provide you with
recommendations and assistance in securing appropriate
financing for the selected property.
- Provide you with a list of
potential qualified vendors such as movers, attorneys, Title
companies, lenders, and inspectors if these services are
needed.
- Review your settlement papers
and represent you at closing.
Most importantly, you know that
you are fully represented throughout the real estate
transaction. You can rest assured that your Buyer's Agent will
expertly track and coordinate the entire transaction from
start to finish.
